• Every participating home must prioritize natural materials over synthetic or high-gloss surfaces.

• Example Preferred Materials: wood, limestone, plaster, linen, rattan.

• Examples to Avoid: vinyl, laminate, MDF, glossy finishes, plastic décor

Lighting & Ambience

• Use warm light (2700K–3000K) only — dimmable where possible

• Avoid harsh overhead lighting; layer illumination with sconces and floor lamps

• No artificial scents

Color Palette

• Base: warm whites, sand, taupe, mushroom, soft gray

• Accents: sage, olive, charcoal, slate, blue-grey

• Sheens: matte or low-lustre (bathrooms can be satin)

Furnishings & Décor

• Avoid clutter; prioritize negative space and natural textures

• Use art, ceramics, photography rather than mass prints

• Bedding: 100% organic cotton, linen, silk

• Rugs: wool, silk, jute, sisal

Certification & Verification

• To qualify for Beacon by Owner’s Branding, a residence must meet the following conditions:

1. ≥ 80% natural materials in visible finishes and furnishings

2. Sustainability compliance

3. Aesthetic alignment with brand palette and serenity standards

4. VRBO or other rating ≥ 4.8

5. Quarterly review for maintenance and ambiance
